Buying Vacant Land? Buying vacant land is more difficult than buying a house. There are only a few lenders that will loan on vacant land and their underwriting guidelines can be lengthy. Most lenders will require at least 25% cash downpayment with a 700+ FICO Credit Score. Their terms are usually with an interest rate of prime plus one, interest only, due in 5 yrs. A better option is to do a home equity line of credit which you may be able to get a fixed interest rate of 7.5%. Yet another option is to have the seller carry the note or deed of trust. Although this seems like it can be difficult to purchase vacant land, it can be done, and I have had many successes with my clients. Contact me to discuss your options.
