It is important in this market to be pre-qualified before you start hunting for your dream home. Lending guidelines are strict and many hours may be spent looking at property only to find out later that you did not qualify for a loan. It is our policy not to show property to individuals who do not have a pre-qualification letter in hand. After January 1, 2009, you will need 3.5% of the purchase price saved up or as a gift from a relative for your down payment. Most conventional loans require great credit and 20% cash down.
